The Team

Merrik Baggallay

Development and Investment Management

Merrik joined the team in 2015 having previously been a Senior Development Manager at Quintain.

Merrik is responsible for sourcing new investments as well as driving development and refurbishment initiatives. Current projects include Regent’s Wharf, 105 Victoria Street and separate account projects including Whitechapel.

Merrik has a Masters degree in International Business from the University of Edinburgh.

Andrew Bell

Fund Management

Andrew joined the team in 2019. Previously he worked at Schroders as the Senior Fund Accountant for Welput.

Andrew is responsible for Welput’s financial and investor reporting, liquidity management and compliance.

Andrew is a Member of the Institute of Chartered Accountants in England and Wales and has a Bachelor’s degree in Economics from the University of Newcastle.

Clifford Ellis

Investment, Asset and Fund Management

Cliff joined the team in 2022 having been an Investment Analyst at Legal & General Capital. Cliff’s key responsibility is supporting the financial analysis of the existing portfolio and the underwriting of new acquisitions.

Cliff holds the Investment Operations and Investment Management Certificates, has passed CFA level 2 and is also a member of the UKGBC Leadership Alumni.

Emma Foster

Development Management

Emma joined the team in 2021 having previously worked at Tishman Speyer within the Design and Construction team.

Emma’s focus is on driving development and refurbishment initiatives. Current projects include The Waterman and 105 Victoria Street.

Emma is a Member of the Chartered Institute of Building and has a Bachelor’s degree in Architecture from the University of Liverpool.

Elodie Fyffe-McLarty

Asset and Fund Management

Elodie joined the team in 2021 having previously worked at Europa Capital.

Elodie is responsible for the portfolio and asset management of Welput. Other key work streams include investor reporting and debt financing.

Elodie is a Member of the Royal Institution of Chartered Surveyors and holds a Masters in Real Estate from the University of Reading.

Phil Haddleton

Investment Management and Transactions

Phil, an investment and development specialist, joined the team in 2015. His role encompasses a wide range of responsibilities, including sourcing new investments, managing leasing and investment transactions, and spearheading development and refurbishment projects.

Among the notable projects he has been involved in are Portman Square House, 101 New Cavendish Street and separate account projects including 78 St. James's Street.

Before joining the team, Phil was a member of the Central London Investment and Development team at Cushman & Wakefield. He holds a degree in Land Economy from the University of Cambridge and currently serves as a board member of the Baker Street Quarter Partnership BID.

Akshaya Kumar

Sustainable Investing

Akshaya joined the team in 2021 having previously worked at CBRE and Arup advising on corporate sustainability programmes.

Akshaya is the ESG Lead for Welput and is responsible for the management and implementation of fund and asset level environmental and social strategies. Current projects include transitioning Welput to a Net Zero Carbon fund.

Akshaya has a Masters in Sustainability and Management from the University of Bath and is a full member of the Institute of Environmental Sciences.

Alexander Morris

Development and Fund Management

Alexander joined the team in 2019 and leads the Welput Asset and Development management teams with a key focus on driving ESG ambitions for the Fund.

Alexander holds a Royal Institution of Chartered Surveyors Assessment of Professional Competence and is a member of the WPA Sustainability Board.

He also has an honours degree in Quantity Surveying from the University of the West of England.

Leila Querino

Marketing, Team and Community Management

Leila joined the team in 2018 having previously worked at Tetragon as an Administrator.

Leila’s key responsibility is as PA to the team, but she also assists in collating marketing materials for refurbishment and development projects. Current projects include 101 New Cavendish Street, Regent’s Wharf and 78 St James’s Street.

Leila has a Bachelors in Fine Art from the University of Ulster.
